Location: The ranch is centrally located between Brackettville and Laguna. The ranch lies along the south side of FM 334 twelve miles east of Brackettville.

Improvements: A nice three bedroom lodge is nestled among tall live oak trees about a quarter mile from the entrance gate to FM 334. The lodge is spacious with stylish tile flooring throughout the living area. The lodge is neatly furnished with fireplace, open living room-den and kitchen area. Attached to the lodge is a large metal barn for ATVs and hunting vehicles including tall roll-up doors for elevated hunting rigs.

The flat area has deep fertile soil and is covered with live oak motts, guajillo, black brush, persimmon, white brush, nice live oak trees, and other native species of high protein brush. The hills are covered with guajillo, black brush, catclaw, and live oak. The hills have limestone out-cropping that is typical of the Texas Hill Country.

Hunting: It is not unusual to see whitetail bucks with 18 inch spreads on the Agua Dulce. Rio Grande turkey, bobwhite, blue quail and white wing dove are prevalent in the area. With the large food plot area the Agua Dulce could be transformed into a trophy whitetail hunting ranch. Javelina roaming the hills and canyons are illusive and hard to find.

Water: There are several water wells that provide ample water for livestock and wild game animals. Near the lodge is a neat rock reservoir and pond. Along the middle part of the ranch and back area of the ranch the water wells are equipped with solar powered submersible pumps. Some commercial water rights have been reserved.

Minerals: Mineral conveyance is negotiable.

Taxes: Taxes are approximately $1.00 per acre based on 1-d-1 agricultural use.
