Size: 1,069 Acres

Location: The ranch is located approximately 17.5 miles southwest of Rocksprings. To reach the ranch take Highway 674 from Rocksprings for about 16.2 miles, turn right on County Road 550 for 1.3 miles, cross cattle guard and proceed to JN Ranch entrance. Starting at the cattle guard the property lies along the east side of Co. Road 550.

Water: There are two water wells. The well at the house is equipped with submersible pump and the other well is equipped with windmill, large storage tank and is located about the middle part of the ranch. Average depth of the wells is 360 feet.

A nice spring fed pond is located near the west boundary fence. When full the pond could cover 6 to 8 acres. The picture of the pond was taken after a three year drought. The water in the picture is approximately 10 feet deep. When the pond is full it is not unusual to see several species of wild game animals shading under oak trees around the water hole.

Improvements: A neat ranch home is located on a high limestone bluff that overlooks the entire ranch. Sitting on the back porch one can see a variety of wildlife grazing along the tree covered rolling hills. It is not unusual to see six or seven different species of wildlife from the back porch.

The ranch home is five bedrooms, four baths, kitchen, dining room, living room, and a large balcony porch that covers the entire length of the home. From the back porch it is a short walk to the Bar-B-Q barn equipped with large Bar-B-Q pit, chairs table and water.

There are two metal storage barns, two 500 gallon fuel tanks, and twin bulk feed storage bins. Enclosed in the main barn are large walk-in cooler, deep freeze, and upstairs room with eight bunk beds and bath room. This is a good hang-out place for teenagers or hunting guides.

The ranch roads are in good condition and are accessible via two wheel drive vehicles.

Comment: For the past sixteen years the JN Ranch has been operated as a hunting ranch. The owners desire to sell the ranch as turn-key including all equipment, furniture, and ATVs. A few personal items are not included. A list of equipment is attached.

There are no subdivision rules or regulations on the property.

The entire ranch is high fenced. The fence is in good condition.

Hunting: There is an abundance of Wildlife on the JN Ranch. Twenty species of game animals roam the hills and canyons on the JN Ranch. One-forty class whitetail bucks have been harvested the past three hunting seasons. Whitetail hunting is limited to six whitetail bucks per year.

There are ten game feeders placed in strategic hunting locations over the entire ranch. Protein and corn are fed year around. The wide variety of game animals appear to be fat and wild.

For the past sixteen years the owners have not tried to maximize the profit from commercial hunting. A list of income and expenses from hunting for the past three years is available on request.

This is possibly the best hunting ranch that is for sale in Edwards County.

An occasional mountain lion, bobcat and small varmints are the primary predators in the area.
