The ranch is located at the end of County Road 4018 in Northeastern Zavala County between La Pryor and Uvalde.
Water: The crystal clear Nueces River flows for three miles along the western boundary of the ranch. The river is a combination of shallow and deep water that offers excellent fishing for bass, catfish and perch. The river flows strong and swift with many wide, long and deep water holes that are ideal for water sports such as boating, tubing, kayaking and swimming.
There are three water wells on the ranch. Two water wells are equipped with submersible pumps and the third water well is equipped with a windmill. Two other wells on an adjoining neighbor’s ranch furnish water to water troughs on the Myane Ranch.

There are seven tanks of various sizes located throughout the ranch that furnish ample water for livestock and wildlife. Two ponds are filled via irrigation pumps from the river for domestic use. Pump flow is 400 to 500 gallons per minute.

Improvements: A spacious 3BR/2B house is located in the center of the west side of the ranch. The home/lodge is located on a hill east of the Nueces River. Additional improvements include 2 barns, a set of working pens, a 12-ton overhead grain bin, 5 all-steel hunting blinds, five 2000 lb. protein feeders, six 400 lb. timer-control game feeders.

The ranch is accessible via 42 miles of interior roads. Six miles of main road are caliche base and will accommodate speeds in excess of 50 mph. The road system inter-connects so that all areas of the ranch are accessible via 2 wheel drive vehicle.
One-half of the outside boundary perimeter fence is game proofed.

Vegetation: There is an excellent mixture of high protein South Texas brush, forbes and high protein grasses throughout the ranch. Predominant brush include guajillo, black brush, white brush, persimmon, iron wood, purple sage and other wooded plants that are indigenous to South Texas.

Primary tree cover is live oak trees, pecan trees, hackberry trees and full mesquite.
Desirable grasses include Texas culp grass, plain bristle grass, K.R. bluestem, silver bluestem, drop seed and fall switch grass.

Hunting: This may very well be the best combination hunting and livestock property that is for sale in the upper South Texas region.
A recent helicopter game survey count reports 75 whitetail bucks and 126 whitetail doe. Several mature bucks were spotted during the survey.
Bobwhite, blue quail and wild turkey can be found in abundance on the Myane Ranch.
There is a hunting lease in effect for the 2007 hunting season. The hunting yields the property owner $20 per acre.

Comment: There are two access roads to the ranch. The primary access is from State HWY 83 South from Uvalde and turning left onto County Road 4018. The county road dead ends into the Myane Ranch. There is an easement road from the Southeast corner of the property to HWY 57.

The ranch has medium to heavy brush cover with a dense cover of boot high desirable grasses.
Neighbors are fairly large ranches of 2600 Acres, 8000 Acres, 2500 Acres and 2500 Acres.

There are two fields that are well suited for small grain crops. The larger field is estimated to be 100 Acres.
Taxes: $2.00 per year based on 1-d-1 agricultural exemption.
